چکیده

هدف: تامین‌مالی پروژه‌ها و طرح‌های سرمایه‌گذاری صنعتی یکی از دغدغه‌های اصلی مدیریت بنگاه‌های اقتصادی است. بنابراین لازم است در پیش‌بینی منابع و مصارف ملاحظات مختلفی را در نظر گرفت. سرمایه‌گذاری‌های صنعتی بلندمدت معمولا در معرض ریسک‌های مختلف قرار دارند؛ بخصوص تامین‌مالی کوتاه‌مدت برای تداوم پروژه‌های بلندمدت همواره چالش برانگیز است.

روش‌شناسی: این پژوهش از نظر نوع جزء تحقیقات توسعه‌ای قرار می‌گیرد. در این پژوهش، نمونـه‌گیـری بـه روش نظـری و بـا استفاده از تکنیک‌های هدفمند (قضاوتی) و گلولة برفی و بر مبنای انجام مصاحبه (تا رسیدن به اشباع نظری) صورت گرفت. برای تجزیه و تحلیـل اطلاعـات، روش استراس و کـوربین و مـدل پارادایمی و نرم افزار مکس کیو.‌دی.‌اِی (MAXQDA) به کار گرفته شد.

یافته‌ها: پس از تجزیه‌و‌تحلیل داده‌های مصاحبه‌ها، با تعیین شرایط علی (سرمایه‌گذاری مخاطره‌پذیر، مدل تامین-مالی مناسب، توانایی‌های مدیریت، اندازه شرکت، ساختار سرمایه، قوانین و سیاست‌های دولت)، شرایط زمینه‌ای (مسائل مالی، زیرساخت، عوامل سیاسی و قانونی)، شرایط مداخله‌گر (سرمایه‌اجتماعی، منابع و امکانات موجود، متغیرهای نقدینگی)، مقوله‌ی محوری (خلق ارزش، تامین‌مالی مشارکت عمومی خصوصی، توسعه فناوری)، راهبردها (استقراض، سرمایه‌گذاری، تامین‌مالی خرد، تامین‌مالی خارجی، تامین‌مالی داخلی، تامین‌مالی اسلامی) و پیامدها (کارایی و اثربخشی واحدهای صنعتی، ارتقای رقابت‌پذیری، اشتغال‌زایی)‌، مدل توسعه تامین‌مالی برای سرمایه‌گذاری در شهرک‌های صنعتی استخراج گردیده است.

نتیجه‌گیری: شهرک‌ها و نواحی صنعتی ایران با کمک گرفتن از این مدل و اجرای گام‌به‌گام آن می‌توانند از مزایای آن بهره برده و باعث بهبود جایگاه رقابتی و بالارفتن بهره‌وری در سازمان خود شوند.

Objective:Financing of industrial investment projects and schemes is one of the main concerns of the management of economic enterprises. Therefore, it is necessary to consider different considerations in forecasting resources and costs. Long-term industrial investments are usually exposed to various risks.

Methodology: This research is a type of developmental research in terms of type. In this study, sampling was done theoretically using targeted techniques (judgment) and snowball and based on interviews (until theoretical saturation). For data analysis, Strauss and Corbin method and paradigm model and MAXQDA software were used.Findings: After analyzing the interview data, by determining the causal conditions (risky investment, appropriate financing model, management capabilities, company size, capital structure, government laws and policies) Underlying conditions (financial issues, infrastructure, political and legal factors), interventionist conditions (social capital, available resources and facilities, liquidity variables), central category (value creation, public-private partnership financing, development Technology), strategies (borrowing, investment, microfinance, foreign financing, domestic financing, Islamic financing) and consequences (efficiency and effectiveness of industrial units, improving competitiveness, job creation) , The model of financing development for investment in industrial estates has been extracted.

Conclusion: With the help of this model and its step-by-step implementation, Iranian towns and industrial areas can take advantage of its benefits and improve their competitive position and increase productivity in their organization.
